With construction of the first residential building underway at RiversideOne, developer BioRegional Quintain has submitted plans for the £3m South Park and Southern Gateway that will enhance the development’s public spaces and improve transport links to the town and beyond.
The South Park and Southern Gateway will provide pedestrian and vehicular access into RiversideOne off Windward Way and have been designed to deliver attractive and innovative public realm and car parking for the development.
Pete Halsall, BioRegional Quintain’s managing director, said: “With CIAC (Community in a Cube) now being built at RiversideOne we have real momentum and have submitted plans for the South Park and Southern Gateway as part of our phased development programme.
“We’re committed to creating outstanding public realm at RiversideOne, so we are proposing that the pedestrian entrance to the gateway leads to a landscaped area featuring trees, planting beds and lighting columns. Many of the trees will be encircled by art features whilst a walk to the edge of the dock will provide stunning views of Temenos.”
The designs will include some steel screens featuring images created using high-tech laser etching techniques. The images of former Middlesbrough dock workers, which will be made up of letters and numbers cut into the metal, will be visible from a distance – emphasising their legacy but also the passage of time.
The plans provide for a 667 space car park which will be surfaced in two shades of green – parking aisles in light green and parking bays in dark green. Pedestrian zones will be furbished in a buff colour.
Pete continued: “The plans submitted for the car park have been designed to provide an accessible, secure environment. A predominantly green car park is very striking and provides a refreshing alternative to the black tarmac and dull grey concrete we usually see. We are also taking a different approach to defining parking bays and aisles by using planters and planting beds to do so. The car park will also be well lit on evenings and utilise the latest CCTV technology to make it as safe as possible for users.”
The car park will include bays for a car club, 264 cycle parking spaces and will have four access points linking RiversideOne directly to Windward Way. Exiting West from the car park will enable easy vehicular access to Bridge Street East and Dock Street for the town centre, railway station and Middlesbrough College. Turning East onto Windward Way will mean only a short journey to connect with the A66. There will also be cycle parking to make it easy for residents and visitors alike to add to the green transport strategy of the development.
Pete concluded: “We believe that our plans for the South Park and Southern Gateway show how we want to redefine how people traditionally think about public space and the role it plays in shaping a community. Every aspect of planning at RiversideOne has been done with the vision of making this a vibrant new district of the town in which to live, work and relax.”
RiversideOne will transform the derelict Middlehaven Dock area between Middlesbrough Football Club’s Riverside Stadium and the Transporter Bridge into a sustainable community featuring state-of-the-art residential, leisure, education and commercial facilities. It is currently the largest planned zero carbon development in the UK and once complete it will comprise of 750 homes in 15 buildings.
